Under a section in our lease titled Assignment, Subletting and Replacement Tenants, item #4 says At the time landlord agrees to permit an assignee, or subtenant or replacement tenant to occupy the property Tenant will pay Landlord (if Tenant procures the assignee etc 50% of one's month rent of if the landlord procures the assignee tenants pays 100% of ist month rent. Now the house is being rented 1st of June, Our Original lease was till July 31 we gave written notice that we were buying and would be out on May 15 on April 11 2016. Just this past week they put a Locked Box on the door and the house was listed on MLS. Now they want to keep our entire deposit. Do we have a right position under the law or not What can we do?
