We have a commerical lease agreement in GA, can our landlord terminate our lease agreement without giving us a pay or quit notice or Demand of possesion? Can they just skip to a notice to terminate?

I am not based out of Georgia but I do have experience with leases. No they cannot just terminate the lease if you are willing and have tried to pay. If you like we can talk via phone so I can understand the situation. There are additional charges however.
