How much does this cost me? I am a landlord in the state of
I am a landlord in the state of Virginia. I have Long and Foster as a property manager for my 2 story 3 bedroom 1 1/2 bath townhouse. Three years ago I had put new flooring in the kitchen, entry way and downstairs 1/2 bath and new carpet in 3 bedrooms, hallway and living room. Tenants moved in after the installation. Last summer I had someone go over to the property to power wash the outside of the property. They knocked on the door to let them know that he would be doing the work. He was met by a dog. I notified Long and Foster and they told me they had checked with the tenant, that someone was visiting and had a dog. A few months ago I had someone put a retaining wall around the flowerbed out front. He again knocked on the door and was met by a dog. Again I notified Long and Foster, the tenants told them they had no dog. The tenants lease was to expire the end of July and they wanted to renew. The tenants were paying tenants but I had told them I would only agree to renew if they were sure there was no dog. They decided to move. The agent who listed the rental property messaged me that she had agents complaining about the odor that the property needed to be deodorized. Long and Foster sent me a copy of the receipt that the carpet had been cleaned by the tenants. I argued with them that it was not just a dog odor but dog poop smell. I felt the tenants should be responsible for replacing the carpet. Long and Foster did not agree with me because the carpet to look at it was normal wear and tear for three years. I argued with Long and Foster that as far as I was concerned there was still damage to the carpet because of the smell and the fact that they were under a no pet lease agreement responsibility was on the tenant. Long and Foster agreed to have the carpet cleaned again using the tenants security deposit for payment. The carpet still smelled after the second cleaning. I had the windows opened for several days to air it out and used Arm and Hammer Pet eliminator for carpets. The smell seemed to have gone away. A gentleman had put in an application and I accepted him. He moved in this past Tuesday and today, Thursday he calls Long and Foster complaining about the dog smell. Long and Foster has already returned the tenants security deposit and they returned it a week before it was due back to the tenants. What can I do about this other than to just pay for the replacement of carpet myself and get a new property management? Does not seem fair. … read more
