Our lease agreement states that “if the tenant moves prior to the end of the rental agreement, the landlord must make a good faith effort to find a new tenant at a fair rate.” My wife and I have listed the place on Craigslist and Facebook marketplace and have showed it to about a dozen potential tenants, of those we had 2 people apply and get declined (1 of who had an overall TurboTenant rating of ‘Recommend'). I'm wondering if because the landlord has not made an good faith effort to re rent the apartment, do I have any rights to NOT be obligated to pay December rent?
