I've lived in my townhome for over a year. There are 8 units on the property that were built in 1970. Each of the tenants have had serious issues that we've reported to our landlord but she refuses to handle. We've each single handedly renovated, painted, repaired our units out of our own pockets. Things that should've been taken care of by the landlord. The a/c unit went out september of last year and now it has to be kick started to work. The motor will run so hot you can't touch it. She refuses to repair. Units 1, 2, 3, 5 have serious leaks. Unit 1 leaks into Unit 2 (mine). My toilet upstairs leaks into my air vent which connects to the downstairs vents. I've had a serious roach infestion when I moved in that she refused to treat so I had to come out of pocket for. Unit 3 has a leak in the ceiling to the kitchen and has visible black mold throughout. All of the units have black mold and some of the units the mold has been painted over. Units 1, 2, 4 sink leaks bad enough to need a bowl or something to catch it. Our property is on approx 2 acres which we all have to take turns mowing the grass with a pushmower she provides that is missing a wheel. The a/c doesn't circulate enough to produce any cool air upstairs in the units. My unit was flooded because of a missing hose under the bathroom sink. I'm a single mom and physically had to rip every bit of the carpet, padding, glue and tack boards up by myself. She offered no relief nor did she replace the carpet. We have all reported each and every one of these things to her and she either blames us or just ignores. Now there is a bed bug infestation in unit 1. She is very unprofessional. Discusses the monies due of each tenant with the other tenants, slanders us to each other, doesn't keep accurate record of monies paid then accuses us of not paying enough. Her letters, notes, and/or receipts are stuck to our door on mcdonald's receipts, deposit slips, or random paper lying around.

I need to know what laws protect myself and other tenants and what we need to file against her to make sure we are protected and that she can't retaliate on us for filing complaints. We feel we should not be paying each month after we've reported so many issues and received no resolve. I'm in henry county, ga. Please give me some type of direction because this is absolutely unsuitable and hazardous to our health. Please don't respond with "you need to move" because that is not an option.
