I am wondering what is the best way to market our management company services to vacation home owners. We have always got clients by word of mouth, but it is time to expand. Most of our clients are foreign owners that own here in the four corners area of Florida. About 15 minutes from Disney.

Is there a way to find email addresses that belong to the type of client we want? Any thoughts, information would be great.

Yes, we have used the county records to find the mailing addresses. We sent about 1100 mailings with no response. I don't think people pay attention to post mail anymore, they think it is all spam.

We provide pool, lawn, and home maitre maintenance. We provide rentals for vacation homes, and we clean and prepare each home for new guests to arrive. We have been in business for about 20 years.

Our clients are normally middle to high income foreigners normally living the UK who purchase vacation homes here in the Disney FL area and rent them out short term for profit.

I would NOT personally waste money on Email or direct mail marketing. If I owned a vacation home that I might want to rent, the absolutely last business I would think of using would be someone sending me junk Email or snail mail.

I believe you would be much better advertising on sites or in publications that would appeal to your target audience. A few quick publications/sites that come to mind quickly are:

Travel & Leisure

Conde Nast Traveler

New Yorker Magazine

Orlando Magazine

Architectural Digest

Royal Horticultural Society

In-flight magazines on airlines that fly from the UK to Orlando.

I would also suggest sending a survey to your current clients asking for a list of publications and other media outlets that they read/consult personally. This will help to identify those specific outlets that your target audience is using. You could offer some prize drawing for those who return your survey.

If you don't currently offer a reward for referrals from your current customers, I would immediately implement such a program. The benefits of this is that you are only paying for results. For example: 1 month free management services for each new client who signs a 1 year contract.

After reviewing your website, I do have a few other suggestions:

It is not clear how I would make a reservation for one of the properties you manage. If you have a separate site for reservation, you should provide a link on your primary site. If I own a property, I am going to want to check out how your reservation system works.

You also appear to be using a Email that is not the same as your website domain name. Your website includes a link that allows someone to create a "free" website from WIX (but not a link to your own reservation system). This gives the appearance of a "less than sophisticated" or "start-up" business.

If I'm going to trust my home worth hundreds of thousands (or even millions) of dollars, I want to see the highest level of professionalism and "polish" on the site. First impressions are very important.

As an owner, I would have lots of questions - none of which are answered on your site:
What are the approximate costs?
How do you handle emergencies when someone is renting the property - clogged toilet, AC unit that isn't working etc? Do you have a 24 hour answering service.
How will you market my property?
