I am thinking about a reverse mortgage, I am my mothers POA,
I am thinking about a reverse mortgage, I am my mothers POA, MPOA, we have immense expenses every year and are running low on cash. She is 93 and being taken care for at her home, kind of like a rehab center at home. If we choose a reverse mortgage, we may have another 4.5 years of equity we can use for the 24/7 care expenses. But it also presents a dilemma, I live with her as well, another floor. The house is in her name. I can easily sign the deed over to me, but then I face capital gains implications(?). If she is sent to a medicaid facility, they will not care for her, she will be filled with horrid meds, so staying home is best. But the loss of equity from reverse mortgage, puts us one step closer to the streets. Say we choose a reverse mortgage, and in a year, I am able to pay for all her care, can I get out of it and pay the equity draw back? Is there a way I can sign the house over now without capital gain implications? are capital gains owed right after its signed over to me? or when I sell it eventually? Does the reverse mortgage cost money to apply for? do you need an attorney for it? I don't want to do it, but our expenses are 100k a year. if I have to place her in a LT care facility, under medicare or medicaid and I live at home, can medicaid take the house away, even if I have been here for 15 years caring for her? Like is there an alternative to the 5 year look back? since I live here, it would be upending me and rendering me homeless then if they take it, if she has to go there. I am just throwing out all sorts of possibilities, I need a miracle now.. thanks for advice... … read more
