VerifiedAs it is the three of them each own one third. If it was over five years ago the transfer will not disqualify her for Medicaid. Medicaid could possibly place a lien on her third of the house. The son's basis is 30,000 each. I see nothing wrong with what has been done and only the future will tell if inheriting it directly would have been better.
They will each have a capital gain of 15,000.
