Tenants gave notice (not an N9 form) first week of January…

Essentially I have 2 questions for the situation.
Tenants provided notice by way of a text message early Jan that they wanted to leave at the end of the month. I've had issues with them. I am a very small landlord. I agreed to let them out at the end of the month if and only if I could find a new tenant to move in. I found a new tenant for Feb 1st.
On Jan 21st tenant sent me another message with a picture of the keys to the place and a note that says "Keys are hanging on the wall" I asked "where is this wall? Assuming the door is locked. Please confirm."
The response was "No the door won't be locked Because the keys are inside. I am not able to get them to you because you're in Toronto [and your partner] is in New Brunswick"
Tenant is unwilling to sign the N9 that I gave to her. Since we saw that the place was unlocked, we took this as her final notice that she has left. We had our handy person go an lock up the place as we cannot have the door open for insurance purposes.She had left a lot of belongings inside the house, around the property and in the garage. We asked her to come and pick up the belongings before the end of the month, we'd re-open the door for her, etc. She never made those arrangements. She has advised that the new tenant, who moves in today that anything left behind the new tenant cannot take.We have not made any arrangements with her to take her belongings.Question 1 - Was that picutre of the keys and the message an actual notice that she has left? I'm thinking yes as why else would she be sending me this picture?Question 2 - Since she has left, and I haven't made any arrangements or promises for her stuff, according to the L&T board website, it appears as owners/landlords we can dispose of her items as we see fit? Please confirm.Rental property is Ontario just in case I forgot to mention this.we have been ever so accomodating for them. They also have belongings at the first place (I have 2 rental properties) that they were in and moved to this one on Sept 25th. It's been more than 4 months of their belongings in the garage. We did allow them "some time" to get those belongings, but 4+ months is way too long, we didn't agree to this length of time, we have been accommodating, and now she is no longer a tenant at any of our properties. Can we dispose of those belongings as we see fit as well? Thanks!

if they left a vehicle and an engine to a vehicle, is there any special treatment for those?
