If your father and his granddaughter were both on title as joint tenants then when your father died his interest in the home immediately passed to the granddaughter. If that is the case all you have to do is get some forms from the registry office and provide a copy of the death certificate.

However, if they are on title as tenants-in-common then when your father died his interest vested in the estate and the will would have to be probated to transfer title. But then his half of the house goes to your mother and your mother and so ultimately your mother would have to transfer her interest to her granddaughter.

You should look at the legal documents that were obtained when the house was bought. But I assume the granddaughter would know.

If none of this works you would have to do a title search.
