Here is a letter we sent this morning. Explaining the last 3 months. The contractor came in cut out a large portion but left under tub and vanity along with the leaking tub still a problem and in the basement just covered the mold and damaged asbestos with subfloor.

To whom it may concern:
Upon the move in of our family to the property on 10821 137st NW, there have been many significant issues that have caused health and safety concerns for our family while living here. Initially, the immediately visible issues included sparking and burnt electrical outlets (fire hazard), a leak in the kitchen ceiling and what felt like a very soft area in the floor around the upstairs bathroom toilet which hinted to moisture issues. When we did our walk through on move in day, we were told by Casawise Property management employee doing the walk through that these issues would be addressed soon after. They were not. Within the first few weeks of living in the home, these issues became of greater concern particularly for the health of our two year old daughter who, due to a 30 wk premature birth, has challenges with Respiratory and heart. The initial “surface” issues discovered on walk through have now expanded to include two virtually unusable bathrooms which are the only bathrooms in the home.
Over the last three months we have had multiple contractors come in and out of the home on several occasions, 14 different times/people, all to examine the same issues in the bathrooms and kitchen, the first issue being the hole in the floor of the basement bathroom, which occurred after our 10 year old son tried to use the basement washroom and fell through, the second issue being the severe moisture issue in the floor around the toilet of the upstairs bathroom. None of these visits resulted in any repair work being done in either bathroom and over this time, while continuing to be patient in unreasonable living conditions, we and our children have suffered from symptoms of black mold poisoning. These include seizure like episodes (our toddler) , frequent and severe nose bleeds, migraine headaches, chest respiratory issues, sore throats and joint pain.
During visits from contractors, they communicated to us that the basement bathroom had been tested and was positive for asbestos. As seen in the photo below, this is exposed and disturbed asbestos. Still, despite this, no repair work had been initiated at that time. Due to the extremely dangerous nature of asbestos, when this asbestos was first discovered here, this should have prompted immediate and fast action to repair this basement bathroom, especially considering that there are tenants currently living in the home.
Meanwhile, as contractors were entering to examine the condition of the moisture in the upstairs bathroom floor, we were advised to stop using that bathroom and to use the basement bathroom instead. We were appalled by this. Being instructed to now use only the bathroom which has exposed and disturbed asbestos in it and a hole in the floor for our children to potentially trip or fall in. This would involve two 10 year old boys being asked to walk down two flights of stairs in the middle of the night to go to the bathroom. Unrealistic and unsafe!
We have spent the last 2 1/2 months asking contractors, testers, Casawise etc when repairs would be done. The responses provided to us have consistently been vague and passing us off to someone else. Yet, through all of this, we have continued to be understanding, cooperative and patient. Finally, on Monday June 1, a contractor arrived “first thing in the morning “ he had told me which actual arrival was 12:15pm, to take care of all of the issues in both bathrooms and make them safe. At least this was the communication provided to us. We were told the kitchen would be addressed at a later date. We were assured that everything was finally being dealt with.
You will notice in the pictures provided below, the state in which these bathrooms were in and the very disturbing and unfinished condition it has been left in. This is just a cover up job and not a proper removal of mold and repair. We have been involved in renovations through our own business for nearly 20 years, so we have experience with these kinds of issues. Toxic black mold should be sealed off, the area ventilated, and all affected areas completely removed of all mold. If not removed properly this mold will grow and continue to spread and has spores that can be very damaging to a person’s health with continued exposure.
We have been told previously by property management that the homeowners are aware of the state of this house and the mold issues. We are very disturbed that anyone would have knowledge of asbestos and mold issues in a home and allow another family to live in it before being properly treated. In addition, to not reveal these issues to a potentipotential tenant is disappointing. Our children’s symptoms have been elevated over the last few days as the molded areas have been uncovered and exposed to the air. In light of this, we have understandably been very concerned during the repair work about the remaining mold going into and under the bathroom vanity and tub. When asked if and when that would be fixed, the contractor indicated that the job was complete and that no more work was being done in the bathroom. Only the moisture in the kitchen ceiling is yet to be fixed. For us, this is unacceptable.
We have paid for a full year of rent in advance to live for the last three months in a home where both bathrooms could not be used fully or safely. Now we continue to stress about the health and safety risks while we remain living in this home. There are electrical issues that have caused continuous blowing of breakers as water leaking from the bathtub affects the wiring in the walls. The sparking outlets pose an extreme fire hazard in the home. This is an additional issue that we fear we will have to continue to deal with trying to get addressed beyond the difficulties we have already experienced trying to get even one bathroom repaired to a condition that our family can safely use it. During what is already a stressful time in the world for families, we do not wish to have the added stress that this home has caused for us and the difficulty we have experienced in receiving prompt and proper customer service. We feel our cooperation, understanding, patience and upfront rent payment deserves better than this.
It is with mixed emotion that we provide this letter to you as our written 60 days notice of termination of our lease. We will plan to vacate the home by August 3. As such, we look forward to receiving the remaining rent payments from August 2020 to February 2021 refunded to us promptly within the coming weeks.
