i am a landlord, and I issued N12 last year to my tenant, saying they need to move out by the end of the August 2022, as my mother in law will be moving in. But they moved out now! My mother in law is not in Canada yet, just wonder is it ok to rent the unit out for 6 month? They also wanted me to sign N11, do you know why? We have been renting a townhouse in Ottawa and will make 5 years this August. We started with a 3 year lease from Sept 2016 to August 2019 and then signed another 2 year lease ending August 31, 2021. Our landlord informed us this May that he was going to list the house for sale, which he did. The house sold on June 1 or 2 and on June 4, he served us an N12 Notice with the termination date being August 31, the end of our lease. With two kids one in grade 3 and another starting JK in Sept 2021, we quickly searched for a new place and schools. We got a place in Barhaven with availability of July 1, 2021. Given the crazy rent market and proximity of the new house to th enew school we signed a new lease. We then informed our landlord and told him we will serve him with an N9, with a termination date of may be July 17. We informed him that he will have to refund us the part of the last month and compensate us 1 month as the he N12 notice. My property manager called me in March and told us that our
My property manager called me in March and told us that our landlord was going to be moving back into our unit and that we had till the end of our Lease to find a new place. She said that if we are able to vacate sooner that we should as the landlord would like to move back. We were not appropriately educated on the process at the time, and we were not served with an N12 as we should have been. We found a new house to move into in April and asked the landlord if this is what she would want and she said yes. I was advised afterwards that I should have received an N12 and was legal owed the equivalency of one months of rent. The property manager is now telling us that they owe us nothing and that we are lucky the landlord isn't going after us for 4 months of rent as we chose to end the tenancy. However that is not the case. More over there have been other issues, when arriving at the unit to exchange keys and vacate the unit, I arrived 1:45 to meet with property manager and the landlord had already been in the unit settling, it cooking. I was then screamed at for 35 minutes about rips on the wall, in which I had been in contact with the property manager three weeks prior, as when we removed our command strips ( as we did our due diligence to protect the walls with these) it ripped the walls as their was no paint present on the wall and only one think layer of primer. … read more
