I am sorry to hear this.

The neighbour is liable to you for any damages that you incur.

So you have to be out no money at all at the end of this.

It doesn't matter who has insurance or what the insurance covers.

The neighbour has to compensate you.

So your next step would be to send her a demand letter and demand she pay the $10K by a deadline that you set. Then tell her that if she fails to comply you will commence legal proceedings and then be seeking interest and your costs.

You can then sue her in small claims court and self represent if it gets that far and you find you some help as you go through the process you can always post on the site again and I can assist you further.
