This is a binding contract and you cannot change your mind. It's not about the deposit.
They can sue you to compel you to complete the contract.
At the same time they have a legal duty to mitigate their damages and must do so by trying their best to find a new buyer. If they do you will be off the hook but if they sell for less you will have to make up the difference.
