I own a cottage on a lake north of Toronto which is on the opposite side of the road from all the waterfront properties in the area. Out of the 8 cottages on my side of the road, 6 of them including me share 1/6th ownership of a waterfront lot across the road which works out nicely with the 6 of us however the remaining 2 cottages only have deeded access to the lot that we collectively own and pay taxes on. My question is are the remaining 2 access only people allowed to enjoy the same benefits of the waterfront property or are they just permitted to walk down to the water and back.
