My lake front property has a deeded right of way running parallel…

The hedge is not shared with a neighbor. The hedge is on the right of way and runs on the common property line between me and the eastern edge of the right of way . There is another property on the west side of the right of way. The south end of the right of way is the shore line. There are 10 properties along this private road that have deeded lake access via this right of way. The north edge of the right of way runs along this road.

The right of way is owned by my neighbor on the east side of my property (the right of way is on my west side) who also still owns the private road plus 6 of the 10 properties that have the deeded access.

Further clarification please. I am not prevented access to the right of way from the road as my front yard is also on this road. However because of a steep incline on the property and my house taking up almost the full property width, I cannot access the right of way from the lake side of my property (my backyard) except via an external staircase because it is blocked by the hedge. Do I have a right of access through the common property line i.e. other than the roadway?
