There are no rights to division of family property in Ontario with a common law marriage. It is not the same as a legal marriage. So the only way he can have any claim to your property, like a home in your name, is by showing that he made contributions towards the home and has not yet received any compensation for those contributions.

So you can legally remove him from your house at any time. You can change the locks when he is not home. You can use reasonable physical force to get him out. He has no more right to demand to stay there then my other houseguest. Even if he has an agreement that says that he gets some equity from the house, that does not give him a right to live in the property.

You could also contact the Police about a restraining order called a peace bond that could be available if you have some reasonable basis to fear him, such as his yelling and swearing at you.

With respect to the 30 thousand his parents put to the home, they could demand that they get paid out their share of the house equity. You would not likely have and defence to that based on your having made other contributions to the home, as you are entitled to all the rest of the home equity anyway and they had nothing to do with decisions to take out debt against the house. So it may be necessary for you to see if you can somehow arrange financing to pay that and they can force of the home if that is the only way they can get their equity back.

The exception is if you can prove that this money as a gift from them, not to be repaid. But if the cohabitation agreement specifies that this is to be repaid then that is not an option.
