You never said what your question is but I assume you want to know how to get her out.

If the police will not help then your next step should be for you and your parents to have a lawyer send her a letter demanding that she leave and threatening a lawsuit and indicating that if it comes to that you will be seeking an order for your costs.

If that does not work then you and your parents will need to get an order from your residential tenancies branch or from Court.

This isn't about squatters rights.

But the police do not understand about the matrimonial home nor do they always understand about tenants.

So it's likely that they would assist her in getting back into the house and warn you that you will be charged.

This is not a matrimonial home because you were not legally married and she is not a tenant because she doesn't pay rent and even if she was this is a shared accommodation and so not under the Act but they don't seem to get that.
