Hello, I was married and got divorced in 2009. My Ex-wife's name is XXXXX XXXXX the title and mortgage (along with mine) of a house we bought in Aug 2007. We separated in Dec 2007 and she left the matrimonial home. She had filed for bankruptcy in 2009 prior to getting the divorce.
The divorce was uncontested and the house was not dealt addressed by the court. This was mainly because I was not able to qualify to carry the mortgage on my own (even though the bank was aware that I was the only one footing the mortgage). Also, the house had declined in value and the mortgage penalty was a whopping $32,000).
I am now ready to sell the house based on equity and reduction in mortgage penalty. However, my Ex-wife does not want to sign the papers to sell or transfer the house in my name.
I don't have direct contact with her but got messages to her via her brother. I also attempted Facebook but that proved futile.
I discussed with a lawyer and was told I need to get an 'Order of Substitutional Service' via the court. I was told I need to place an advertisement in the news paper, do a driver's license search and write a letter to my ex-wife.
Do I need a lawyer to represent me or will I be able to accomplish a signature from the court with a bit of guidance? How do I do a driver's license search (is it just the generic search offered by MOT)?
Do I need to specify any particulars in the letter to my ex-wife?
Also, are there any other documents I need to prove to the judge that I exhausted my options to contact my ex-wife?

Any input will be greatly appreciated.
