This is not going to be resolved by November 3.

But what you can do is see your real estate lawyer and ask the lawyer to do what is necessary to sever the joint tenancy.

Worst comes to worst then, your half of the interest would vest in your estate.

And make sure the executor in the Will understands the situation so the estate would still pursue this the way you will have to.

The point is that in Court you can argue that he was essentially holding the title in trust for you.

He made no contributions at all. Paying bills is like paying rent and I bet he paid less than fair market rent anyway and he should have been paying half the utilities so I'm sure paying your half is no were near rent.

So I don't see how he has any claim to an interest in this house.

It may be that he has some claim with respect to the work on the other house but that would depend on what he did, whether that is his line of work, why he did it, what the agreement was and whether that money would really be for rent in the first house and this one.

I would hope this could settle but I don't see him being entitled to much if anything.
