She has been going back and forth with offers and counter offers which she had signed, but 4 areas of the contract have yet to be initialed, (the closing date, the deadline for acceptance, the possession date and one more area on the 5 page contract). The property is not yet inspected, and would be subject to the sale of the potential buyers residence which is not yet listed. The offer was made for $100,000 under asking, which was agreed on but the terms I've outlined have not yet been met or initialed as they have been amended.
