I would not (ever) recommend buying a contract template and trying to make it fit to work. Realistically speaking few if any template contracts are ever going to fit any particular situation and you're only likely to get yourself in a mess legally and financially without help here.
If you don't want to go through a Realtor, then you should at least have a local Real Estate Lawyer going through it with you (may actually end up being cheaper). They can draft the Purchase/Sale agreement, help pull and transfer the title (which they would have to do anyhow even with a Realtor).
My recommendation to you is to contact the Law Society's Referral Service and have them connect you with a Real Estate lawyer local to you whom you can meet with. Their link is here: LINK.
