A POA would expire upon the death of the assignee and, if provided for in the POA would transfer to such other persons as named in that instrument.
What do you mean exactly in that the property "was left" to your father if he pre-deceased the testator? Was her will not changed and simply state that it would be devised to the two siblings?
Are there any survivorship terms in the devise from the original testator (meaning, any language to the effect that "if A predeceases the testator...."?? If so, what is the provision?).
How old are the children of the beneficiary (you and your siblings)?
