You don't need your own agent. The agent doesn't get the money.
You need to retain an real estate lawyer and you only need one lawyer but the lawyer will not give one of you more than the other.
And nothing can happen without your signature of course.
It will benefit you to fix the house up so agree as you are not going to get him to do that on his own no matter what is ethical or fair.
