I am sorry to hear that you are in this difficult situation.
You are going to be liable for the rest of the term of the lease.
You have two options and should take them both. First, you should do all you can to find a new tenant. The landlord cannot unreasonably withhold consent to sublease.
Second, you can sue this person as they are liable to you even though you are liable to the landlord.

My business was broken into and a piece of equipment was stolen as well as a file with clients personal information, name, phone, address, and photos. I have a salon and i offer beauty treatments with a Venus Freeze machine so we have before and after pictures. I share a back door entrance with another business as we have a shared washroom area. they have a door into their business, i have one leading into mine, once you come through the shared back door. My salon was entered thorough that door, i have this on security video, and i know who the person was. I reported this to the police and I have a case number, they followed up with going to this persons house, however they did not lay charges or retrieve the file of information, which this person admitted to having. This person does not know these clients personally. I have asked the police why they are not pressing charges, and seem to be getting the run around. I have informed my clients who I know were in that file folder what has happened. and they are all very concerned and upset at how the West Vancouver police department is handling this.
