You are correct, being sued for foreclosure is the normal process by which the bank gains possession of the collateral (the home). I can't advise you (or anyone) to do anything in particular on this forum, because as professionals here we have the benefit of knowing only a portion of the facts and a bird's eye view of any particular situation. If the matter is not addressed, there is the potential for a "deficiency" judgment, to the extent the home does not cover the full debt. That said, the bank may also accept a "Deed in lieu" of foreclosure, to avoid the expense and aggravation of a lawsuit, if your mom is inclined to simply give the house up. In such a case, she simply gives up the home and bank would release any claims for any deficiency.

It does. It is possible that it was discharged in the Chapter 7. In that case, and all they would get is the home, it may very well be pointless to resist, if she has no interest in keeping the home (or staying in it, for much longer). That's another thing to consider -- if the complaint is answered, the longer the foreclosure takes, and the more time is bought.

If the complaint is answered, it takes longer for the bank to get a judgment and foreclose. Meaning, she can stay in the home longer.
