I need some advice about lifetime tenancy for my friend, who is 75 years old.

I need some advice about lifetime tenancy for my friend, who is 75 years old. She is staying in my house, with the proviso that she pays 1/2 of the council rates, the water rates, home insurance and maintainance, which I have calculated at $65.00 a week. The costs (her half) are to be revised once a year, starting from the date she has moved in, which is 27-2-2020. I want to know what protection I can offer her, that she can stay in my house, even if, for any reason, I pre-decease her. (I am 62years old) ie: My heirs, who will inherit my property, will not be able to ask her to leave within her lifetime.
