Hi, Thank you for reply.
I’m encounting a problem is that - I was looking for a place to run Airbnb business, and I found this apartment. I rented it, and made it into an Airbnb, however, I only realised Airbnb wasn’t allow in that apartment.
I got a call from the property agent warning me about this, and I immediately took down the ads on Airbnb and cancelled all the upcoming guests.
- so first thing I would like to know is, will I get any trouble in spite of me took action immediately after receiving the warning.So after that, I was thinking maybe I can end the lease earlier, and I found out that the date in “fixed term tenancy” was from 6th February 2020 to 7th February 2020 (which supposed to be 2021) however, the agreement was signed on 10th February 2020.
- so now, is the lease still valid? I can end the lease now with my bond back?
- Also the Airbnb was started on 15th of February, which is after the end of lease stated on the contract. So am I still considered as breaking the agreement? Will I get fined by that?If you want to know there’s any verbal agreement or email etc. to prove if both party (the agency and I) agreed with one year term.
There was an email stating about one year lease before I signed the agreement, however, that email was stated that the rental was 650 AUD (which is before I negotiated the price to 620 AUD).
So now in that agreement, the rent is 620AUD (which is different from the email) and term was only a day as I written in previous text.
Is that email still considered as a proof?
