My name is ***** ***** I have been renting a property in Tasmania for 2yrs, and 5mnths. We have been without heat in the property for 4wks at this point. I have just asked my property manager if there is the possibility of a discount on my rent due to this, and she has sent me this email eGrace is currently away on sick leave.I have checked her notes on the job and she has been advised the following by the trade person she sent:After investigating, I found the heat pump to have a fault 4 light come up. Which is a compressor issue. The heat pump has not been cleaned or serviced since it's been installed. The filter were probably the worse I had come across. I gave the unit a service and a full clean out hoping that would fix the problem. Unfortunately the damage had already been done. I've now had to pass it onto the warranty servicing guys to look at. Hopefully they don't deem it to be user neglect and fix the compressor without cost. They will advise if any costs will be present. I've attached photos of the filters just so you can see how bad they are. They should be really serviced once a year or atleast the filters cleaned by the tenants every season .I will follow up with the trades to see where they are at in regards ***** ***** the repairs done however based on the information supplied if there is cost involved in the repair it will be quite likely that the owner will pass the charge on to you for failing to comply with section 18 (J) of your residential tenancy agreement: keep all forms of heating free of lint and other contaminants and ensure filters of heat pumps are cleaned regularly in accordance with the manufacturer's instructions.Kind Regards Abbey Berry … read more
