Good morning Pearl,

Lawyer's Assistant: What state is this in? It matters because laws vary by location.

My question appertains to the state of Queensland, and specifically to a property purchase undertaken by me in 1995. The property was*****Clifton, in the Toowoomba area. I bought the house in 1995 for $85000 and have recently sold it, with the consequence that I must pay capital gains tax to the ATO. Can you give me an approximation of the legal fees I would have had to pay to progress that purchase through the state property purchase processes? I have thrown out my records of the fees I paid at that time, and the Bendigo Bank say that their records do not go back to that moment either. I have discovered that an $87 title registration fee was paid by me at that time. Thank you for the help. ***** *****.***@******.***.

Thank you Pearl. I have spoken to the Brassall Bendigo Bank people whose records of my specific transaction are no longer around. Their records go back to about 2012 only. I have not tried to find out which Ipswich property legal professional acted for me at the time of my purchase. I took out a loan with Ipswich West Moreton Building Society to buy the place, and Bendigo Bank later took over the Building society. I was hoping they might be able to put me in touch with the legal professional they engaged at the time to put the purchase through, but they were unable to do so. They did tell me the titles office fee I paid then. ***** *****.

Good afternoon John,
Thank you for your attention to my matter, which as you see concerns a purchase and sale of a rental house in the town of Clifton, outside Toowoomba. I have a communication from the Toowoomba branch of Elders Real Estate who sold the old house on my behalf. I also have a short communication from Bendigo Bank, Brassall branch, to the effect that the Queensland titles office had released the title into my name, in October 2018. I have no documentation from the time of my purchasing the property, during 1995, for the sum of $85000. I need to discover the amounts I outlaid at that time, in legal fees, title registration fees, and possibly fees to Elders, through whom I bought the place. I did try to contact the latter, with no response.
I need to get an idea concerning legals, so that I can claim certain expenses against my capital gain, for Taxation purposes. I look forward to hearing from you, John. Regards, ***** *****.

In relation to the fees paid, you can obtain those from the State Revenue Office

As for legal fees you can use an estimate of fees from the scale of fees back dated to the year. You can get that information from the law institute/
