Was there an inspection by the agent with your friend present when he left?
He has to deny this and fight it.
He has to send a letter in response and set out what happened.
if they refuse to listen then he seeks to get an order from QCAT

I have just sold a business in Queensland and that went smoothly however on checking through the accounts I find that the leasor has overcharged me over $250 in outgoings. When I noticed the error I pointed it out and future charges were amended but the past overcharges were never credited back. I might have picked this up earlier but my landlords presented me with annual account of outgoings ( as required by qld law) and they failed to disclose prior to signing of lease that the power to their shed was connected through my leased property.
