If your mother has dementia who is signing the contract to sell her home?
Has she been assessed that she is unable to make her own decisions and that she is not capable of understanding what she is signing?
The granny flat is on your sisters land and it will be hers when your mother passes as your mother cannot change her will and only what is in h=your mothers name at the time of her passing will form part of her estate that her will, will apply to.
If the house has not been sold you can make an application in QCAT and stop your sister using the POA.
This is your only option to get orders and protect your intersts.

His words were he only bought this property because of me his daughter.
