Hi Pearl, we are in the process of building a new Dual Occupancy development with a well known building firm in Melbourne

Lawyer's Assistant: What steps have you taken so far? Have you prepared or filed any paperwork?

We have gone through the total process of initial pricing, as they are will build the homes, and we have finalised the Town Planning process and have our permits in place. As part of all our meetings and pricings (in writing) we had agreed to have both homes finished in Square Set Plastering to ceiling cornices in lieu of the standard Cove Cornices. The building company advised us that the costs would be an additional $1024.00 inc gst for ground floors, $1412.00 inc gst for first floors and $520.00 inc gst for baths, ensuites and powder rooms for both units. We agreed to this. We recently met down again on 13-04-2018 to finalise costings at a Tender meeting before going to Contract. We noticed that the original pricing for square set had changed as follows in their pricing even though our 3 previous costings were as detailed above. New prices presented to us are Ground Floor $5,794.00 inc gst, First Floor $7,

First Floor $7,994.00 inc gst. That's an increase of over $10,000 for the same item and the same size homes. When we asked the reasons for the change in price we were told that they had changed the way the did square set and the cost reflected this. When we asked what the difference was between what they did before and now there was no clear explanation to either the process and the cost associated. Before we sign any contacts with the builder we are seeking some clarification here as we have also spoken to some independent professional plasterers and they also were at a loss as to why the price has increased so dramatically. We are seeking some professional help in this matter before we proceed any further with our builder. Thank you

Homes to be built are located in Newport Vic 3015, The homes were have selected are an existing design by the builder and they have built approx. 30 dual occupancy homes of this design. The upgrade we selected is one that they call as standard and that many clients opt for the Square Set option when building, the initial and prior cost of this options for this home design being $2,956.00 inc gst for both units
