If you have evidence that you have been lied to and they have not had the inspections done you can sue them for being negligent in the management of the property.

They are insured for this and there has to be a claim made on their policy for negligence.

You should also have a builder come and give a detailed report on what has to be done and if the whole house is structurally unsound and needs to be demolished or not.

Was it part of their duties to also have termite inspections undertaken? If not and it was only to inspect that the tenants are looking after the property then they have done their job.

The general inspections to make sure that the tenants are looking after the property do not include building and pest inspections.

Your questions initially gives the impression they were also to undertake pest inspections for termites. Was this part of their contract with you?
