I'm in Eden, Pearl, my name's Brett Ralph, I'm a 62 year old pensioner and I've been asking my realtor to fix my leaking shower recess, which leaks every shower so bad I have to mop it up, since believe it or not, November 2014. Four lots of builders have come and gone and failed. The last, in 2018, stating I need a new recess. I was a homeless guy when I moved into this flat.Housing folk found me the cheapest in town, at the time. It was rented me with the faulty shower, a faulty stove with one knob on it, no smoke alarm and unsecurable rotten timber windows. Most of which I was unaware of initially and most has been fixed. All be it, two years after I'd moved in. After complaining about the leaking shower every fortnight rent day, still nothing's done. Now I've discovered in my unused second bedroom, the leaking recess has leaked through the wall into the built in wardrobe, in the adjoining room, a lot.. Weeks ago now I told the realtors. I am currently finishing a 13 year lease that was resigned
I am currently finishing a 13 year lease that was resigned for 12 months in 2015 and now on a periodic agreement. The landlord and I are going to VCAT to hear the case as the self managed landlord does not want to give my bond back so I sued him for failure to maintain the property over 13 years with substantial email and photo evidence as well as witnesses to prove the damages and general wear and tear of the property. The carpets and soft furnishings were 20 years old paint on walls 14years old ect. He said he is now counter suing me and has not ever sent me a signed copy of the lease agreement of 2015 or a condition report. The lease is featuring the address of His former employer and He has not worked there for over 12 months. I paid rent into his wifes account name who is not on the lease either. He says to VCAT He does not want to submit anything from 2005 and the original lease and condition report but only from the second lease of 2015.
