Hi Patrick, I asked another question just wondering whether you go i of notWe have discussed and considered your request to lower the weekly rental further, however we believe our current offer is fair and reasonable. We are trying to be reasonable and as discussed, we will delay the fixing of the ceiling until after the 8th November and therefore not impact you any further, as well as providing an option, if it is within our powers and should you need it, to extend the lease while you seek a new address.The rest of this email summarises our conversations.a) The lease may be broken and rent will be paid for half the period that remains on the lease. As an example, where the lease is broken for 4 weeks, then 2 weeks is paid.
b) Any fees that Laguna charge us for the broken lease period will be paid by yourself. Currently we are charged a management fee of 5.5% of the rent and admin fee of $4.40 per mth. This is $138.23 per mth or $34.56 per week. I ask that this be wavered as it is not us that wish to leave, we have no choice
c) When the property is ready to go “”for sale”” , we will notify yourself and the new weekly rent will be $520.
d) The real estate agent will provide you with a minimum of 24 hours notice of any inspection, and where possible inspections will occur so as to minimise the impact on yourself. I am happy with a weekend inspection but not 24 hrs as that could potentially mean that we could have people going through every other day, this will impact my business and my income and privacy
e) You have the right to be present at all inspections.
f) You will allow the agent and buyers appropriate access, including photographs to be taken of the house, serious buyers valuations and building and pest inspections. No photographs of inside the house with my furniture, I believe Laguna have existing photos of the place
g) We will delay the fixing of the ceiling until after 8th Nov.
h) If you should require an extension to the lease as you seek a new property, and it is within our powers to do this, we will.
i) We will ensure any sale agreement honours the current lease.If you could confirm by email the above by Monday, I will then write to Laguna and outline what is happening, cc to yourself.
