Signing a document that you create will not protect your mother's interests, so it really depends upon whether you are in this to protect her interests against you or whether you just want to protect yourself. If your mother wanted her interests to be covered, she would insist on a legal mortgage and this interest would be registered against the title of the property in Brisbane. That way, if someone wanted to purchase the property from you, then they would be on notice that part of the payment would need to be made to your mum and not to you.

If your mum signs a mortgage arrangement prepared by a solicitor and registers it against your title, then you will need to pay out the mortgage owed to her upon selling your property, so that the mortgage can be removed from the register and the new owner can either own it with their own mortgagee or just outright.

If your mum passed away, then the mortgage would be dealt with by the person administering her estate, so it would depend on Hong Kong laws not Australian laws, particularly if she is domiciled in Hong Kong. You should get your mother to see an Australian lawyer about making arrangements for her estate so that the mortgage will still result in her estate being paid the sum when you sell the property, and then the proceeds being distributed in accordance with Australian laws or Hong Kong laws as appropriate.

Oh I'm sorry you would have to ask the particular firm. Each firm has its own pricing structure. I do not prepare these in my firm, so I cannot say what the market yields.
