Pearl - my apology. My name is***** and I am an Owners Corporation Manager. I have a Lot Owner who had a leaking HWS and as a consequence the water caused structural damage to the cupboard floor, adjacent wardrobe and part of the hallway. It has taken sometime for the repairs to be undertaken by the Insurer. While the appointed tradesman stated 10 days to repair, the works started mid December last year and we are still going. The tradesman brought in their drying equipment leaving grease over the bedroom carpet. While they steam cleaned the carpet, the carpet has now shrunk and needs to be re-stretched and the grease stains are still apparent. As it is a small unit any changes to the carpet will be blatently obvious. There are number of repairs that need to be made in order to repair the repairs along with the carpet issue. An extraordinary amount time has been required by myself as the OC Manager to negotiate a amicable solution. On behalf of the Lot Owner we have requested the repairer (appointed by the Loss Adjuster) a number of requirements before any further works will be done. However, they being the Insurer, Loss Adjuster and Tradesman refuse to accept the responsibility of steam cleaning the carpets, re-stretching the carpets. If stains dont come out, we have requested that they be responsible to replace not just the carpet in the bedroom but also the whole unit. They have advised the Lot Owner to make a claim on her own Contents insurance. … read more
