Anything that you lend him has to be in the form of a loan.
You should ensure that you have a right to lodge a caveat on the title.
I understand that you wish to give him time to pay it back but you must ensure that he dies make some payments. If you don't and there is ever a dispute then the court may see it a a farce and that it was not intended as a loan.
If you register a caveat on the title then he cannot sell without your permission and without you getting your money back .
To do this correctly you each should have your own solicitors and get independent legal advice.
