A: They are going to need cause to terminate unless there is a provision in the lease stating that they can terminate it at their discretion (which is rare - but some commercial leases have that term).
Complaining to much is not a valid reason to terminate a lease, so in all likelihood - the answer is no, they won't be able to validly terminate the lease.
