A Grade two listed farmhouse, All rooms are small as typical in this type of property. The owners wish to build an extention along one side to greate one extra large room. Will they be entitled to zero vat on construction and materials, bearing in mind that the work must conform to the existing building which makes the extention more costly.

The construction of an extension, or alterations or to build an extension along one side to create one extra large room would require consent to be VAT zero rated. Generally VAT zero-rating may be available for 'approved' alterations (that is alterations which both REQUIRE and OBTAIN listed building consent) to the Grade two listed farmhouse. Remember, the relief depends on your using a VAT registered builder; there is no system of refund for VAT paid on materials or goods you purchase whether to 'do-it-yourself' or to be used by a labour only subcontractor. However alterations not requiring listed building consent are standard rated.
