hi, I have bought a ground floor leasehold flat and have planning permission for a side extension and rear extension. I have sought permission to alter from the freeholder. In the lease it states that permission to make structural alterations in or additions to the premises with not be unreasonably withheld. Then beneath it is another clause saying ' not to do or permit to be done in or upon the premises anything whereby the external appearance thereof as existing at the date hereof may be altered or affected and in particular not to permit or suffer any name plate bills notice placards advertisements flags banners signs or similar devices of any kind whatsoever to be stuck exhibited or affixed thereon thereto or therein'

Can the freeholder use this clause to charge me a premium for licence to alter?

We are currently selling our property (freehold), which has a deed of covenant with the next door neighbours that grants access to an undercroft - the top of which is their building, the bottom of which is ours. They are being difficult about signing the deed of covenant. What happens if they won't sign it?

    Hi,

I own a ground floor property which has a hallway, which is shared with neighbours on the first floor of the property (as it is the means by which we both access our properties).

My neighbours put a bike rack in the hallway around 5 years ago, with my permission.

However, I now withdraw my permission, as the bikes leave marks all over the wall, and they generally leave a bike on the floor of the hall, which blocks our doorway. We have highlighted this in the past, but to no avail.

In addition to the inconvenience I would like to sell the property, and the presence of the bikes in the hall is very off-putting to those viewing. I told my neighbours a few weeks ago they have a month to remove their bikes, but they are not budging - what should I do?

Have they the right to use the shared area in such a way without my permission?

    Many thanks
