we have today been asked to rent a property which is a detached

we have today been asked to rent a property which is a detached double garage ie no adjoining wall however the roof is connected ( walkway between house and garage) the garage has been converted into a one bed annexe, the property has its own boiler and seperate council tax charge, however the mains services are combined, we believe we are still able to use an assured shorthold tenancy agreement if we let this property could you please confirm this is correct????????????????????

yes the annexe does have its own bathroom and kitchen and toilet, the owner of the annexe will be living in the main house

yes its completely self contained and has its own entrance
