Customer Question

My tenant is supposed to give me 4 weeks written notice to vacate. The rental is paid one month in advance on the 1st of each month. The lease agreement ended on the 25th of this month and the new lease has been sent to the y tenant with exactly the same terms and conditions and rental amount as last year.Now the tenant has e-mailed me that he will not be renewing his lease on the 14th June and want to stay on until the 8th. August. I want him to vacate on the 25th June the date the lease ends am I entitled to keep the rent already paid until the Ist July as he has not given me 4 weeks notice of vacating the property i.e 14th of June and he wants to leave 8th. August and has refused to sign a new lease as the old lease expires 25th June.
