It simply means that you can not access the garden.

So the garden is EXCLUDED from any lease, assuming there is one.

Thank you for advice. The situation involves a communal garden. Does your answer still apply if it is written in the lease "no access to garden"

However, legally, could the term "no access to garden" be interpreted as not having a door or something leading on to said area?
Meaning that because one has to exit their property and walk around a corner to enter the garden they do not have "access"
