I rented out my property to 3 mature women in 2010. They re-rented for 2011-2012. I have just now discovered they sublet to 6 to 7 Adults and children. Last year an Engineer installed a new boiler and thought the people in the property were all tenants of mine. They were served with an Eviction Order to vacate my property all this put into action by my Letting Agents. I had no idea this had all happened until I received a letter re this. Then I found the last months rent had not been paid. 2 letters I sent by Recorded Del. were given no reply from my Agents. emails also. When I phoned the Management office of the Agents I was told the rent was paid up on the 18th June and that all the occupants had vacated my property on 20th June. Now the Manager says that I have to see their report on the condition of my house and have a costed report in by 2nd of July stating that once the house was vacated there are only 12 days for me to forward costs or the Deposit of £1,000 gets paid back to the 3 Women Tenants. The report their member of staff made in totally untrue to the real state and condition of my property. The costs so far are over the £1,000. I say my Tenants are the 3 Women who signed the agreement to rent my property not these occupants who were found to be living there. Last year in March 2011 was when the boiler was installed. When I questioned the lady Manager about these people she said that when asked, the tenants said they have family or friends who come to visit . This was no way visiting family or friends. A double bed was in place of the single bed I placed intot he back bedroom of the house. Two men were living in the middle bedroom, and a couple in a double bed with a child's bed plus a blow up bed on the floor of the front bedroom. No female clothes or shoes were to be seen of the 3 mature women who were my Tenants. Can you please advise me can I get back the deposit to cover all that is now evident to replace stained and soiled mattresses, carpets, etc Maria Kemp Mrs. Thank you kindest regards.
