Does the lease give you any cooling off period?
How did you enter into the lease? Did you go to the landlords premises and execute it?
I do not believe there is any entitlement at general law for a business transaction where you enter into a lease I'm afraid. The only thing that comes close is the Consumer Protection (Distance Selling) Regulations, although purchasing of leases is considered excepted from the regime, although short-term lets apply in consumer cases, but here, this is something for your business and for 3 year period, so I believe it's unlikely to assist you.
As such, it might be worth looking at what break clauses exist in the lease to get you out of it early, or perhaps seek the landlords consent to an early exit.
It might be worth taking the lease to a solicitor though and for an hours worth of work maybe, seeing if you can explore ways of getting out of it?
