I have a schedule E property. Spent $2000 on Landscaping. Do I have to depreciate over 27.5 years?

Stephanie B. :

Thank you for your question.

If the landscaping is expected to last more than a year, then it is to be depreciated over 15 years instead of 27.5 years.

Customer:

thank you.SL? or macrs?

Customer:

does the same apply to kitchen and rec room renovations?

Stephanie B. :

You can use MACRS or SL either one.

Stephanie B. :

If the renovations are improvements, they must be depreciated over the 27.5 year life.

Stephanie B. :

However, fixtures and appliances can be depreciated over 5 years for residential rental properties.

Customer:

Ok got it right then thank you very much Understand thanks again
