It's, as you know already, about whether the child qualifies under the varioious tests and your support of them

Under the residency test relatives do not need to live in your house to qualify as a dependent exemption. BUT, non-relatives can be claimed as dependent exemptions only if they also live in your house.

BUT if this IS your house, where you get your mail, etc It qualifies as your house

If you live there rent free, you are still a tenant (It's called tenancy at will, in legal terms)
