Good day. The fact remains that he agreed to the cancellation on condition that you provide him with another tenant. Then, you provided him with another tenant, which means that the suspensive condition has been met and the contract has been canceled by agreement. His claim for rent is against this new tenant, not against you. You paid the rent for July in error and you should be able to claim it back.
